"Once upon a time there was a round comfortable little field vole named Tiny Wee who had a very small tail and a very big house. But Tiny Wee sometimes found it difficult to keep the house clean and tidy. And often the long winding passages stairways made her feel lonely. When Tiny Wee felt lonely she would hasten to the front doorway and stay and chat a little to the flowers."
Miss Wee advertises for a housemate, and after several interviews, agrees to allow Mrs. Croak the Frog move in to the nice, damp basement. While they became good friends, it wasn't quite the arrangement either of them needed. So, Mrs. Croak moved on, and Miss Wee found herself visiting Mr. Volkin the shopkeeper more often... Sweet, happy ending.
Angus Clifford Racey Helps (1913 - 1970), also known as Racey Helps, was an English author and illustrator of children's books. He wrote and illustrated stories featuring woodland animals and birds in a simple and charming style. He also created illustrations for postcards, greeting cards, jigsaw puzzles, playing cards and wrapping paper.

I discovered a couple of pages from this book on Pinterest and was eager to see the rest. Google found nothing and Reddit was stumped. Everyone thought it Beatrix Potter. Then after about a week a Reddit user sent a link to this listing and I bought it immediately. It is as adorable as I thought it would be and my daughter loves it. So glad to have found it.
